Robert Silipo, operating as RS Mortgage Solutions (“we,” “us,” or “RSMS”), is a licensed mortgage agent authorized under Mortgage Alliance. This Privacy Policy describes how RSMS collects, uses, discloses, and protects the personal information of visitors to this website and clients of RSMS. It is designed to comply with the Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario privacy law.

RSMS operates as an independent business under the Mortgage Alliance brokerage network. Because of this relationship, personal information collected by RSMS is also collected, used, and disclosed by Mortgage Alliance in accordance with its own privacy notice. Where this Policy references Mortgage Alliance's practices, it reflects and is consistent with M3 Group's Privacy Notice (M3 Group being Mortgage Alliance's parent company).

1. Who Has Access to Your Information

This website and the services connected to it involve four parties, each with a defined role. We do not sell, rent, or trade your personal information to any party outside this list.

The brokerage network RSMS operates under. As RSMS's brokerage, Mortgage Alliance has access to client and file information in accordance with its regulatory obligations and its own Privacy Notice.

Webware.ai

Builds and maintains this website and configures Google Analytics for it. Has access to website analytics data and the technical operation of the site.

Output Systems

Manages Facebook/Meta advertising for RSMS and administers the website's chat tool and Microsoft Clarity account. Has access to Google Analytics, Microsoft Clarity, and chat conversation data.


In addition to these four parties, the following third-party platforms process limited information as described in Section 4 below: Google (Google Analytics), Meta/Facebook (Meta Pixel and advertising), and Microsoft (Microsoft Clarity).

2. Information We Collect

We collect only the information necessary to provide mortgage brokerage services and operate this website.

3. How We Use Your Information

We use your information to:

  • Contact you and respond to your inquiries
  • Understand your mortgage needs and assess which products and lenders may be suitable
  • Prepare and submit mortgage applications on your behalf, including to Mortgage Alliance and to lenders
  • Book and manage appointments
  • Operate, maintain, and improve this website (Webware.ai)
  • Analyze website traffic and user behaviour (Google Analytics, Microsoft Clarity)
  • Deliver and measure advertising (Meta Pixel, Facebook/Instagram ads managed by Output Systems)
  • Comply with legal, regulatory, and licensing obligations as a Mortgage Alliance agent

4. Cookies, Analytics, and Advertising Technologies

Records on-site behaviour (e.g., clicks, scrolling) to help us understand and improve the visitor experience. Managed by Output Systems.

Measures the effectiveness of, and delivers, Facebook and Instagram advertising. Managed by Output Systems.


You can manage or withdraw your consent to non-essential cookies at any time using the cookie preference tool on this website, or through your browser settings. Disabling certain cookies may affect site functionality.

5. Consent

We obtain your consent before collecting sensitive information such as financial and credit-related details, including at the point our chat assistant requests this information. You may withdraw consent at any time, subject to legal restrictions, by contacting us using the information in Section 9. Withdrawing consent for information essential to preparing a mortgage application may limit or end our ability to provide that service to you.

6. Disclosure to Third Parties

Beyond the four parties listed in Section 1 and the technology providers listed in Section 4, we may disclose personal information to:

  • Lenders, financial institutions, and insurers, to obtain and manage mortgage financing on your behalf
  • Credit bureaus and reporting agencies, to assess and verify creditworthiness
  • Appraisers, where a property valuation is required
  • Legal or regulatory authorities, when required by law, court order, or a regulatory body such as FSRA

We do not sell, rent, or trade personal information to any party for their own independent marketing purposes.

7. Data Retention

We retain personal information only as long as necessary to fulfill the purposes described in this Policy, and to meet our legal, regulatory, and licensing obligations as a mortgage agent. When information is no longer needed, it is securely destroyed or erased.

Mortgage-related records, including application, financial, and transaction information, are retained for a minimum of six (6) years following the expiry of the mortgage term or the completion (or non-completion) of the transaction, in accordance with Ontario Regulation 188/08 under the Mortgage Brokerages, Lenders and Administrators Act, 2006. Website analytics and non-transactional technical data are retained for a shorter period, as determined by our service providers' standard settings.

8. Your Rights

You have the right to:

  • Access the personal information we hold about you
  • Request correction of inaccurate or incomplete information
  • Withdraw consent, subject to legal and contractual restrictions
  • Request deletion of information no longer required for the purposes it was collected
  • File a complaint with us, or with the Office of the Privacy Commissioner of Canada, if you believe your information has been mishandled

10. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or legal requirements. The effective date at the top of this Policy indicates when it was last revised. Continued use of this website after changes take effect constitutes acceptance of the revised Policy.
